RESOLVED UNANIMOUSLY:
a. The application for consolidation of Erven 1546 and 1547 Wetton to create one land parcel BE APPROVED in terms of Section 98 (b) of the Municipal Planning By-law, 2015, subject to the conditions contained in Annexure A.
b. The application for rezoning of the consolidated land parcel from Single Residential Zone 1 to General Residential, Sub-zone GR2, BE APPROVED in terms of Section 98 (b) of the Municipal Planning By-law, 2015, subject to the conditions contained in Annexure A.
c. The application for departures as detailed in Annexure A, BE APPROVED in terms of Section 98(b) of the Municipal Planning By-law, 2015, subject to the conditions contained in Annexure A.
Condition 2.2.4 is deleted
AMENDED CONDITIONS
2.2.3 The landscape plan must be submitted as part of the building plan approval process and shall be for approval of the Regional Head: Environment & Heritage Management Branch.
2.2.5 Implementation of the approved landscape plan shall be undertaken at the cost of the owner, to the satisfaction of the Regional Head: Environment & Heritage Management Branch and shall be completed prior to the first an occupancy certificate being granted. [Please contact Regional Head: Environment & Heritage Management Branch upon completion of the landscaping on the property.]
2.3.2 A minimum of 66 parking bays shall be provided on-site to the approval of the Director: Urban Mobility (Transport Planning & Network Management.
2.5.1 Each portion shall have a single connection to the municipal water and sewer main only. More than one connection per portion will not be permitted.
REASONS FOR DECISION:
The MPT APPROVED the application for the reasons set out in the Planner’s report, except reasons 7.1.1 and 7.1.5 which are amended as follows:
7.1.1. Being well located within the metropolitan area, the proposed land use intensification is appropriate and in keeping with the Municipal Spatial Development Framework and Cape Flats District Plan. The incremental densification proposed and the position/ orientation of the buildings respects the surrounding urban environment.
7.1.5.The proposal has been designed to relate positively to the surrounding area and to limit the impact on health, safety and well-being of the surrounding residents
