RESOLVED UNANIMOUSLY:
a. The rezoning of erf 11673 Kraaifontein from Community Zoning 1: Local (CO1) to Subdivisional Area Overlay Zoning, BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015 (as amended), subject to the conditions contained in Annexure A.
b. The subdivision of erf 11673 Kraaifontein into 24 portions to permit 1 portion Community Zoning 1: Local (CO1), 20 portions General Residential Subzoning 1: Group Housing (GR1), 2 portions Open Space Zoning 3: Special Open Space (OS3) and 1 portion Utility Zoning (UT), BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015 (as amended), subject to the conditions contained in Annexure A.
c. The departure to permit a gross density 50 units per hectare in lieu of 35 units per hectare on erf 11673 Kraaifontein BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015 (as amended), subject to the conditions contained in Annexure A.
REASONS FOR DECISION:
The MPT APPROVED the application for the reasons in the Planner’s report, except reasons below being amended:
7.1.2. The proposal is in line with the principles of the 2022-2027 Integrated Development Plan, the 2023 Northern District Plan and the 2012 Densification Policy insofar as it proposes increased density at an appropriate location, optimal utilization of land and services, and provision of a range of housing options near work opportunities.
7.1.6. Sufficient services infrastructure capacity exists and / or will be provided to service the proposed development.
