RESOLVED by 4 votes to 1 that:
a. The application for amendment of the approved Site Development Plan to permit the proposed addition (work from home office) above the existing garage on Erf 3016, Croydon, BE REFUSED in terms of Section 98(c) of the Municipal Planning By-Law, 2015

b. The application for Permanent Departure for the relaxation of the 3.5m street building line to 3m on Erf 3016, Croydon, BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015, subject to the submission of a revised Site Development Plan for approval by the authorised official

c. The application for Permanent Departure to exceed the prescribed 4m height to 5.85m wall plate height on Erf 3016, Croydon, BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015, subject to the submission of a revised Site Development Plan for approval by the authorised official

REASONS FOR DECISION
The MPT partially APPROVED and partially REFUSED the application for the following reasons:

6.1.1 The condition requiring a revised site development plan will enable the applicant to develop the office above the garage without impacting negatively on the character of the area


6.1.2 A pitched roof will significantly reduce the negative visual impact on the streetscape of the office above the garage
6.1.3 There are alternative design options available on the property without compromising the visual amenity and character of the area and streetscape

Amend Annexure A:
Insert new heading below condition 1.1 and renumber as follows:

2. APPLICATIONS APPROVED IN TERMS OF SECTION 98(b) OF THE BY-LAW
2.1 Permanent Departure for the relaxation of the 3.5m street building line to 3.0m on Erf 3016, Croydon.
2.2 Permanent Departure for the relaxation to exceed the prescribed 4m height to 5.85m on Erf 3016, Croydon.

Add new condition as follows:
3. CONDITIONS IMPOSED IN TERMS OF SECTION 100 OF THE BY-LAW:
3.1 That the revised Site Development Plan must show a gabled façade and pitched roof structure with a maximum wall plate height of 5.85m, to be built on top of the single garage which conforms with the architectural style of the existing dwelling unit
