RESOLVED UNANIMOUSLY that:
a. The application for the consolidation of Portion of Remainder Cape Farm 1529 and Erf 5112 Kommetjie, as per plan of subdivision LUM/69/5112A, BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015, subject to the conditions contained in Annexure A.
b. The application for the rezoning of the consolidated property, Portion of Remainder Cape Farm 1529 and Erf 5112 Kommetjie, from Limited Use LU and Agricultural AG respectively to Subdivisional Area Overlay Zone (to permit 272 Single Residential Zone 1, 2 General Residential Subzone GR2, 1 General Business Subzone GB1, 30 Open Space Zone OS3 comprising open space (private) and private road), 1 Open Space Zone OS1, 2 Transport Zone TR2, and 1 Utility Zone UT portions), BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015, subject to the conditions contained in Annexure A.
c. The application for the subdivision of the consolidated property, Portion of Remainder Cape Farm 1529 and Erf 5112 Kommetjie, as per plan of subdivision LUM/69/5112B, BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015, subject to the conditions contained in Annexure A.
d. The application for the implementation of the consolidated property, Portion of Remainder Cape Farm 1529 and Erf 5112 Kommetjie, in phases as per phasing plan LUM/69/5112C, BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015.

Amended Conditions
2.1 Development Management
Prior to building plan approval, detailed site development plans are to be submitted to the satisfaction of the authorized official; for, inter alia, for the shopping centre (Portion 275), the large erven abutting environmental sensitive areas (Portions 267 to 272), for the developments that will be sectionalised (Portions 273 and 274) and developments where there are concerns relating to urban form, heritage or traffic.
REASONS FOR DECISION:
The MPT APPROVED the application for the reasons set out in the Planner’s report, except reasons 7.1.12, 7.1.15 and 7.1.16 are deleted
