RESOLVED UNANIMOUSLY that:
c. Rezoning of Erf 11675, Kraaifontein from Agricultural Zoning to Subdivisional Area for the purposes of a Single Residential property and Group Housing development BE APPROVED in terms of Section 98 (b) of the Municipal Planning By-law, 2015, subject to the conditions contained in Annexure A.
d. Subdivision of Erf 11675, Kraaifontein into a SR1, OS3, Utility(substation) and 20 GR1 portions BE APPROVED in terms of Section 98 (b) of the Municipal Planning By-law, 2015, subject to the conditions contained in Annexure A.
e. Permanent Departure from 35 units per ha applicable to the Group Housing development on Erf 11675, Kraaifontein to 39 units per ha BE APPROVED in terms of Section 98 (b) of the Municipal Planning By-law, 2015, in accordance with the plan attached as Annexure C.
f. Permanent Departure from the following building lines relating to the Group Housing development on Erf 11675, Kraaifontein BE APPROVED in terms of Section 98 (b) of the Municipal Planning By-law, 2015, in accordance with the plan attached as Annexure C, namely:
1. Street building line departure along Ridge and Steenbok Roads from 5m to 3m for Units 10, 11 and 13 – 20, respectively.
2. Garage setback from the kerb of the internal road from 5m to -
• 4.3m for Unit 17
• 4.2m for Unit 18
• 2.9m for Unit 19
• 1.7m for Unit 20
The Word “APPLICATION” be replaced with the word “CONDITIONS” and Section 100 in lieu of Section 98 (c) in heading 2 on Annexure A
REASONS FOR DECISION:
The MPT APPROVED the application for the reasons set out in the planner’s report
