UNANIMOUSLY RESOLVED that:
a. The application in terms of Section 42(b) for the relaxation of the 4.5m street building line to 1.8m to permit the proposed partially enclosed covered braai structure along Richter Avenue, on Erf 6196, Somerset West, BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015, subject to conditions.

b. The application in terms of Section 42(b) for the relaxation of the 3m common building line to 0m to permit the proposed partially enclosed covered braai along the north-western common boundary, on Erf 6196, Somerset West, BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015, subject to conditions

REASONS FOR DECISION
The MPT APPROVED the application for the reasons set out in the Planner’s Report and agreed to amend 7.1.3 as follows:
Although the appearance of the as-built structure is not compatible with the existing dwelling house and the surrounding area, appropriate conditions have been imposed.

Amend Annexure A:
Add: Appropriate screen planting be implemented by the owner at his cost both within the road reserve and on the property concerned to adequately screen the building from neighbours and Richter Avenue
