UNANIMOUSLY RESOLVED that:
a. The application for rezoning of Erf 1153, Somerset West, from Single Residential Zone I to Local Business Zone 2 BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015, subject to the conditions contained in attached Annexure A.
b. The application for a Consent Use for Erf 1153, Somerset West, to permit a restaurant (health food deli/coffee bar) BE APPROVED in terms of Section 98(c) of the Municipal Planning Bylaw, 2015 subject to the conditions contained in attached Annexure A.
REASONS FOR DECISION
The MPT APPROVED the application for the reasons set out in the Planner’s Report and agreed to amend 6.1.7 as follows:
The parking layout is problematic and is too restrictive for the various land uses. The Department: Transport requires that the layout be revised in order to address its functionality. This is to be submitted in a revised SDP.
Amend Annexure A:
2.1.4 That a landscaping plan that specifically addresses the edges with neighbouring properties and consider appropriate planting on common boundaries, including details of signage, be submitted concurrent with the revised SDP
