UNANIMOUSLY RESOLVED that:
a. The application for Consent Use to permit a guest house, comprising of 6 guest bedrooms on Erf 18367, Somerset West, BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015 subject to the conditions contained in Annexure A.
b. The application for Permanent Departure to permit the relaxation of the 4.5m building lines applicable to a guest house on a Single Residential erf to 3.0m (adjacent to Erf 2349) to permit the conversion of the existing dwelling into a guest house with first floor additions, BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015 subject to the conditions contained in Annexure A.
REASONS FOR DECISION
The MPT APPROVED the application for the reasons set out in the Planner’s Report.
Amend Annexure A:
2.6 That the residential appearance of the building shall be retained to a standard that does not detract from the residential character and streetscape of the surrounding area and the front garden be landscaped for the same reason
2.15 That the Developer/Owner shall demarcate the on-site parking bays on the permanent permeable surface of the proposed parking area.
Delete condition 2.3
