UNANIMOUSLY RESOLVED that:

a. The application for consent for a guest house on erf 1464, Blaauwbergstrand, BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015, subject to the conditions contained in Annexure A;

b. The application for a parking departure on erf 1464, Blaauwbergstrand, BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015, subject to the conditions contained in Annexure A; and

c. The applications for a departure from the common boundary building line and floor factor on erf 1464, Blaauwbergstrand, BE REFUSED in terms of Section 98(c) of the Municipal Planning By-Law, 2015.

REASONS FOR DECISION
The MPT PARTIALLY APPROVED and PARTIALLY REFUSED the application for the reasons set out in the Planner’s Report and agreed to amend reason 7.2.1 as follows:

The 30% increase in bulk at the 3rd storey level that will be permitted by the proposed floor factor and building line departures will have a negative impact on the character of the surrounding area.
