RESOLVED UNANIMOUSLY

The application for Departures as set out in Annexure A on Erf 24294, Bellville BE APPROVED in terms of Section 98 (b) of the Municipal Planning By-law, 2015 in accordance with Plan No 2015/26/01, subject to the conditions contained in Annexure A

REASONS FOR DECISION:

1. The proposal is consistent with the surrounding land uses and streetscape of the immediate surrounding area.
2. The subject property has a 3.0m road verge which permits safe reversing of a vehicle without posing a threat to passing traffic.
3. The windows facing the common boundary nearer than 1.5m from it is facing a piece of undevelopable land at the rear of the property which is unlikely to have a negative impact on any land owner rights.
4. The tip-up garage door should be replaced by an automated roll-up garage door in order to ensure that the car entering the garage is not parked in the street to open the garage the door.
