City Map and Zoning Viewer

Use the City of Cape Town’s Map and Zoning Viewer to access spatial details across the metro.

About the City Map Viewer

With map identity and a navigation, zooming and panning facility, our map viewer offers easy access to spatial details across the metro.

The map viewer uses layers to create different features on the map. This includes City facilities, properties, districts, zoning, active Building Development Management (BDM), Land Use Cases and more. These layers can be switched on and off using the layer list menu available on the map.

Zoning name changes in the MPBL

The Municipal Planning Amendment By-law, 2025 came into effect on 1 October 2025. One of the key changes is the renaming of zoning categories, as follows:

  • Single Residential 1: Conventional Housing (SR1) is now Residential 1: Conventional Housing (R1)
  • Single Residential 2: Incremental Housing (SR2) is now Residential 2: Incremental Housing (R2)

While the new names are legally in effect, the Planning Viewer is still being updated to reflect the changes. All references to SR1 and SR2 applications, documents, or maps should be interpreted as R1 and R2.

Building Development Management and zoning

All properties within the geographic area of the City are part of our integrated zoning scheme and are subject to land use provisions in the Development Management Scheme (DMS), (Schedule 3 of the Municipal Planning By-law, 2015). You may also want to read the Municipal Planning By-law amendments.

If you use the City’s data as a basis for a plan or insert data into one, you must acknowledge the source of the data as well as the copyright of the Council.

How to view zoning information

In order to view zoning information for an area, you will need to make sure that the following layers are ticked on the layer list in order to view the zoning data:

All properties are colour coded according to the zoning scheme. The key can be viewed from the zoning dropdown checkbox in the layer list menu.

Zoning information is scale dependent, meaning that once the correct layers have been ticked, you must zoom in until the zoning becomes visible.

All cadastral is to be verified at the Office of the Surveyor General. Proposed converted zones shown may be subject to Overlay Zone provisions, which allows a mechanism where additional rights or restrictions may apply, in addition to the base zone provisions.

Zoning extract

Zoning is to be verified by means of an Official Zoning Extract. Click on the link below and follow the step-by-step process to apply.
