RESOLVED UNANIMOUSLY:
That the application for permanent departure from the following building lines relating to Erf 37701, Bellville BE APPROVED in terms of Section 98 (b) of the Municipal Planning By-law, 2015 in accordance with drawing no 3.2_Rev F, dated 2022-06-21 drawn by Catherine van der Wolf, namely:
8.1 Relaxation from the 4.5m street building line in terms of the township conditions to 2m to accommodate the extension.
8.2 Relaxation from the 1.5m lateral building line in terms of the township conditions to 1m for the garage.
REASONS FOR DECISION:
The MPT APPROVED the application for the reasons set out in the planner’s report, except reasons 7.3 and 7.5 which are amended as follows:
7.3. The proposed building line departures will not have a significant impact on the abutting property in terms of privacy, i.e. considering the limited extent of the departure, existing screening and lack of windows overlooking the objector’s property
7.5. The design, scale and built form of the proposal will not be out of character with development in the surrounding area, and will not have a negative impact on the streetscape. This is considering the Owners Associations controlling architect confirmed compliance with the township’s architectural guidelines.
