Current and upcoming valuations<h2 class="sectHeading">Current objections</h2><h4>Supplementary Valuation Roll to GV2018 (SV04/GV2018)</h4> <span> <div class="notification with-heading dark-copy pink bg-light-grey"><div class="graphic with-border"> <i class="info note">​​​</i> </div><div class="desc"><h4>Please note</h4><p> The objection period for The Fourth Supplementary Valuation Roll of GV2018 (SV04/GV2018) closed on the 31 August 2022. </p></div></div></span> <p>The Fourth Supplementary Valuation Roll of GV2018 (SV04/GV2018) was certified on 30 June 2022, and the objection period closed on the 31 August 2022. No late objections will be accepted.</p> <h4>Useful links:<br></h4><ul><li> <a href="" target="_blank">View SV04/GV2018<i class="icon link-external"></i></a></li><li> <a href="" target="_blank">How to view your property valuation on SV04/GV2018</a></li><li> <a href="">Find out more about supplementary valuations</a><br></li></ul><h2 class="sectHeading">Upcoming objections</h2><h4>Supplementary Valuation Roll to GV2018 (SV05/GV2018)</h4><p>Following the objection process for the SV04/GV2018 on 31 August 2022, properties which have undergone changes, are still outstanding on the Revaluation Register, or have been omitted from the GV2018 Roll will be valued in the SV05/GV2018.</p><p>If your property is included in SV05/GV2018, you will receive a notice in the post, immediately after the valuation has been completed. You will then need to email <a href=""></a> to request and complete the official review form if you disagree with the SV05/GV2018 valuation. This form must be returned to the same email address.</p><p>At the end of July 2023, owners of properties valued in SV05/GV2018 will also be given an opportunity to submit an objection against the SV05/GV2018 value. A notice will be posted to every property valued in the SV05/GV2018 in July 2023 to advise of the objection period as well as the process for submitting the objection form.<br></p><p> <strong>The 2022 General Valuation Roll (GV2022) objection period will commence on the 21 February 2023</strong>. </p><h2 class="sectHeading">Past objections<br></h2><h4>GV2018, SV01/GV2018, SV02/GV2018 and SV03/GV2018 and SV04/GV2018<br></h4><p>The objections periods for GV2018, SV01/GV2018, SV02/GV2018, SV03/GV2018 and SV04/GV2018 are now closed and the City is finalising all outstanding objections received against this roll. <br><br><a href="" target="_blank">View GV2018,SV01/GV2018, SV02/GV2018, SV03/GV2018 and SV04/GV2018 online<i class="icon link-external"></i></a>.</p><p>If you objected to your property value on either the GV2018, SV01/GV2018, SV02/GV2018, SV03/GV2018 or SV04/GV2018, you will receive a decision from the City as soon as the objection is resolved. Until then, you are urged to continue paying the rates for the property, which came into effect on 1 July 2019 and are based on the GV2018 values.</p><p>Should you disagree with your GV2018, SV01/GV2018, SV02/GV2018, SV03/GV2018 or SV04/GV2018 property valuation and you have missed the objection period, you may request for the property to be revalued in a Supplementary Valuation, at a fee. Please contact <a href=""></a> for more information .</p><h2 class="sectHeading" style="color:#424242;">Status of past objections</h2><p>Our valuers are working to resolve the remaining outstanding objections received against the GV2018, SV01/GV2018, SV02/GV2018, SV03/GV2018 and SV04/GV2018 Rolls.<br></p><p>Objectors will be notified in writing of the objection decision. If you disagree with the objection decision, you will be informed of the appeal process.</p><h2 class="sectHeading" style="color:#424242;">Interim arrangements<br></h2><p>Until your objection is resolved, the Revenue Department will use the valuation as published on the valuation roll to calculate your rates payable. </p><p>We have placed a ‘lock’ on accounts which are under objection. This ensures that no debt collection takes place while the outcome of your outstanding objection is pending. </p> <span> <div class="notification with-heading dark-copy pink bg-light-grey"><div class="graphic with-border"> <i class="info note">​​​</i> </div><div class="desc"><h4>Please note</h4><p> This lock safeguards the rates portion of your municipal account only, and excludes services such as electricity, water, sanitation and solid waste.</p></div></div></span> <p>If you choose to pay municipal rates based on your previous valuation, your account will fall into arrears. Legally, the City cannot raise municipal rates on the first R15 000 of the valuation of residential properties.</p><p>The City also provides for a further reduction of R285 000 for all residential properties.
