<h2 class="sectHeading">Leasing or purchasing viable land <br></h2></span>
<p>Viable land is property that can be developed and function as a separate entity capable of registration in the Deeds Office.</p><h4>Viable land includes properties used for the following purposes:</h4><ul><li>Commercial</li><li>Industrial<br></li><li>Business<br></li><li>Residential</li><li>Social (including early childhood development centres and public places of worship)</li></ul><p>In terms of legislation and policy, the sale or lease of City-owned immovable property must follow a competitive process, and properties may only be sold or leased if they are surplus to the needs of the municipality.</p><p>When City-owned immovable property is identified as being surplus to the needs of the municipality and approved to be sold or leased, the City follows a competitive process either by means of a tender or auction to sell or lease the property. <h4>Apply to lease or purchase viable land</h4><p>Where a City-owned immovable property is sold or leased via a tender procedure, interested parties must submit a tender by completing the official tender document which becomes available once a tender has been advertised in the newspapers or media. </p>

<p>Alternatively, interested parties can visit the
<a href="http://web1.capetown.gov.za/web1/tenderportal" target="_blank">City’s Supply Chain Management website</a> every Friday to see if any appropriate land has been made available for tender.</p><p>If you wish to acquire a property that will be disposed of through an auction, you must first register with the auctioneer appointed by the City to undertake the auction.</p>

<h2 class="sectHeading">Leasing or purchasing non-viable land</h2></span>
<p>Non-viable land refers to any City-owned property that cannot be developed on its own or function as a separate entity due to urban planning and physical constraints or extent.</p><h4>Apply to lease or purchase non-viable land</h4><p>The City sells or leases non-viable property that can become functional only if used by an adjoining property owner in conjunction with that owner’s property.</p>
