Resolution details

RESOLVED UNANIMOUSLY that:

a. The subdivision of Portion 43 of Cape Farm 807 into 2 Portions, Portion 1± 1.56ha and Remainder 7.67ha BE APPROVED in terms of Section 98 (b) of the Municipal Planning By-law, 2015. ,

b. The consolidation of Portion 1 (of the subdivision of Portion 43), Portion 11 and Portion 38 of Farm 807 to create one land unit of ±15.3ha in extent BE APPROVED in terms of Section 98 (b) of the Municipal Planning By-law, 2015.

c. The rezoning of the consolidated property comprising Portion 1 (of the subdivision of Portion 43), Portion 11 and Portion 38 of Farm 807 from Agricultural zone to Subdivisional Area Overlay Zone for General Business (GB1), Transport Zone 2 (TR2) and Utility Zone (UT) uses, BE APPROVED in terms of Section 98 (b) of the Municipal Planning By-law, 2015, subject to the conditions contained in Annexure A.

d. The subdivision of the consolidated property into 6 Portions in accordance with the subdivision plan BE APPROVED in terms of Section 98 (b) of the Municipal Planning By-law, 2015, subject to the conditions contained in Annexure A, subject to the conditions contained in Annexure A.

e. The phasing of the implementation of the subdivision of the development of the property BE APPROVED.

The spelling of the word implementation be corrected in Applications granted 1.5

Amended Condition

2.1 Urban Planning and Design

2.1.1 An Urban Design Framework must be submitted for the approval of the Director Planning and Building Development Management. The Urban Design Framework must be based on the Urban Design Policy (2013) and must explain the thought process, the objectives and the urban design principles that inform the visioning and direction of the development and articulate the sites role as the gateway to the PHA.
