UNANIMOUSLY RESOLVED that:
The permanent departure on Erf 2463, 141 Faure Marine Drive, Gordon’s Bay, to relax the 5m building line along Faure Marine Drive, to 3,5m, to permit an additional floor to the existing single storey dwelling, BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015, subject to the conditions contained in Annexure A hereto.
REASONS FOR DECISION
The MPT APPROVED the application for the reasons set out in the Planner’s Report and agreed to amend reason 7.1
The proposal is compatible with surrounding land uses in that similar encroachments had been permitted on nearby properties and will not impact on the character of the streetscape nor the area
Add new reason:
7.6 It is sensible to make use of the same vertical support structure for the upper storey as the ground storey.
Amend Annexure A
2.1.2 That a non-transparent screen or wall, at least 1.5m high, be provided to both the sides of the proposed balcony
