UNANIMOUSLY RESOLVED that:
a. The application for a consent use to permit a place of instruction (ECD Centre) to operate from a portion from, erf 23434, 30 Stratus Road, Rocklands, Mitchell’s Plain, BE APPROVED in terms of Section 98(b)(iii) of the City of Cape Town Municipal Planning By-Law, 2015, subject to the conditions as set out in the attached Annexure A.
b. The application for permanent land departure in terms of Section 42(b) of the City of Cape Town Municipal Planning By-Law, 2015 to permit in relation to the ECD Centre:
? Building line setback 2.5m in lieu of 5.0m from the Stratus Street;
? Building line setback 4.8m in lieu of 5.0m from Merrydale Avenue;
? Building line setback 0.0m in lieu of 5.0m from east common boundary;
? Building line setback 1.0m in lieu of 5.0m from the north common boundary
on erf 23434, 30 Stratus Street, Rocklands, Mitchell’s Plain, BE APPROVED in terms of Section 98(b)(i) of the City of Cape Town Municipal Planning By-Law, 2015.
REASONS FOR DECISION
The MPT APPROVED the application for the reasons set out in the Planner’s
Report.
NOTE: The MPT encourages the City to landscape the road.
