UNANIMOUSLY RESOLVED that:
a. The rezoning of erf 3662, Milnerton, from General Residential Subzoning GR3 to Local Business LB2, BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015, subject to the conditions contained in Annexure A.

REASONS FOR DECISION
The MPT APPROVED the application for the reasons set out in the Planner’s Report.
Amend conditions:
2.1 That a site development plan be submitted specifically addressing the landscaping and the proposed improvements to the street façade, to the satisfaction of the Director: Development Management.
2.3 Access to the properties shall be limited to a single combined carriageway crossing provided off Blaauwberg Road.
2.5 The total amount payable for the proposed land use rights in accordance with the attached DC calculation is R 448 806.39 for erf 3662 and R 448 806.39 for erf 3663. It must be noted that the amounts due will be escalated annually on 1 July with the Construction Price Adjustment Formula (CPAF) using the industry indices of StatsSA, payable prior to building plan approval.
