UNANIMOUSLY RESOLVED that:
The application for rezoning of a portion of Remainder Erf 84641 Cape Town at Retreat from Single Residential Zone 1 to Utility Zoning, as shown on plan LUM/00/84641, BE REFUSED in terms of Section 98(c) of the Municipal Planning By-Law, 2015.
REASONS FOR DECISION
The MPT REFUSED the application for the following reasons:
1. The proposed location is too embedded in the residential area
2. The proposal has a negative impact in terms of general amenity
3. The proposal has a negative visual impact on the immediate surrounding community
4. The proposal will adversely impact the existing rights of neighbours and lacks desirability
5. It is required that alternative locations must be investigated
