UNANIMOUSLY RESOLVED that:
The application for the departures relating to building lines and height departures from Item 22(d) and City Approval for the retaining structure in terms of Items 126(a) and (b) in respect of Erf 177591 Cape Town, Upper Cambridge Street BE APPROVED in terms of Section 98(b) (i) of the Cape Town Municipal Planning By-Law in accordance with attached Annexure A subject to a condition.
REASONS FOR DECISION
1. The proposal is consistent with the Municipal Spatial Development Framework as the applications relate to local neighbourhood issues.
2. The proposal is an appropriate and sensitive form of urban densification in accordance with the Densification Policy.
3. The built form is compatible with the area.
4. Minimal adverse impact on the neighbouring owners is anticipated.
5. No adverse impact on the natural or developed environment of the area, or on the safety and welfare of the community is anticipated.
Amendments to report:
Paragraph 4, point 1.1 in Annexure A to read as follows: ‘To permit the proposed ground and first storey of the building (windows) to be setback 1.0m in lieu of 1.5m from the west common boundary’.
Delete recommendation 9.3 on the Planner’s Report.
