Resolution details

UNANIMOUSLY RESOLVED that:

a. The application for the street building line departures from item 22(f)(ii)and common boundary building line departures from Item 22(d) in respect of Erf 82, 11 Blackheath Road, Three Anchor Bay, BE APPROVED in terms of Section 98(b) (i) of the Cape Town Municipal Planning By-Law in accordance with attached Annexure A subject to the condition in Annexure A.

b. The application for City’s approval in terms of item 162 of the Development Management Scheme in respect of Erf 82, 11 Blackheath Road, Three Anchor Bay, BE APPROVED in terms of Section 98 (b)(i) of the Cape Town Municipal Planning By-Law,2015,in accordance to attached Annexure A subject to the condition in Annexure A.


REASONS FOR DECISION

1. The proposal is not inconsistent with policy although the issues relate to local neighbourhood matters.
2. No negative impact on the street is anticipated as surveillance is created by the deck.
3. A screen wall will obviate any overlooking or loss of privacy.
4. The addition proposed will conform to the architectural vernacular of the existing building and will not negatively impact on any heritage resources.
5. The additional floor will follow the footprint of the existing building.
