UNANIMOUSLY RESOLVED:
1. That the application Rezoning of Erf 22282, Kraaifontein, from Single Residential 1 to Subdivisional Area to create group housing, private open spaces and a sliver public road BE APPROVED in terms of Section 98 (b) of the Municipal Planning By-law, 2015 in accordance with subdivision plan no 745/6, dated September 2016, subject to the conditions contained in Annexure A.
2. That the application Subdivision of Erf 22282, Kraaifontein, into 54 portions, i.e. 50 General Residential (GR1) zoned portions, 3 Open Space (OS3) zoned portions (i.e. 1 recreational space, 1 pedestrian route with services, and 1 private road) and 1 sliver Transport 2 zoned erf for a refuse embayment/sidewalk BE APPROVED in terms of Section 98 (b) of the Municipal Planning By-law, 2015 in accordance with subdivision plan no 745/6, dated September 2016, subject to the conditions contained in Annexure A.
3. That the application for approval in terms of the Development Management Scheme, in order to permit the approval of the proposed Site Development Plan (SDP), BE APPROVED in terms of Section 98 (b) of the Municipal Planning By-law, 2015, in accordance with SDP no 10, dated 29 September 2016, subject to the conditions contained in Annexure A.
4. That the application for Permanent Departures to permit the following on Erf 22282, Kraaifontein:
General street building line relaxation from 5,0 m to 3,0 m along all three external roads;
Encroachment of above 3,0 m street building line along Milton North Road to 2.1m to accommodate the new dwelling on plot 50;
Relaxation of the permitted density from 35 units per hectare to maximum 42 units per hectare,
BE APPROVED in terms of Section 98 (b) of the Municipal Planning By-law, 2015 in accordance with SDP no 10, dated 29 September 2016, subject to the conditions contained in Annexure A.
REASONS FOR DECISION:
The MPT APPROVED the application for the reasons set out in the Planners’ report.
