UNANIMOUSLY RESOLVED:
That the application for Section 42(i) - Decision in terms of the Development Management Scheme in respect of Erf 4538, Goodwood, to permit a house shop BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law in accordance with the Plan attached as Annexure F, subject to conditions listed in attached Annexure A.
REASONS FOR DECISION:
1. The size of the house shop of 38m2 is considered to be small in scale and will not detract from the residential character of the surrounding area.
2. The property is located within a predominantly residential area, conveniently close to its potential users from a pedestrian perspective.
3. Two off-street parking bays are available which can also be used as loading and off-loading facilities.
4. Little additional traffic will be generated by this activity due to the fact that by far the majority of clients visit the shop on foot.
