Resolution details

UNANIMOUSLY RESOLVED that:

a. The application for departures, as set out on Annexure A, for Remainder Erf 3826 Pinelands IS APPROVED in terms of Section 98 of the Municipal Planning By-Law, 2015 as referred to in annexure A

b. The application to permit building work in a Heritage Protection Overlay zone on Erf 3826, Pinelands IS APPROVED in terms of item 162 of the City of City of Cape Town Municipal Planning By-Law as 2015 referred to in attached Annexure A.

REASONS FOR DECISION

Reasons for the recommended decision for approval relating to the building line departures may be summarised as follows:

1. Minimum thresholds have been met.
2. The proposal and applications are not inconsistent with policy.
3. The proposal is compatible with the surrounding residential land use
character.
4. Minimal, if any, adverse impacts on the immediate and surrounding area will
be effected.
5. The common boundary building line bears no adverse impact on the
neighbouring owners.


Reasons for the recommended decision for approval relating to the Heritage Protection Overlay zone may be summarised as follows:

1 The proposed addition is to the rear of the property and is not visible from the street.
2 Minimal impact on the public realm/streetscape is anticipated.
3 The Environmental Resource Management Branch has no objections.
