Resolution details

UNANIMOUSLY RESOLVED that:
a. The application for Consent Use to permit a guest house, comprising of 3 guest bedrooms and 1 guest suite (consisting of 2 bedrooms) and 10 paying guests at any given time, on Erf 5154, Somerset West, BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015 subject to the conditions contained in Annexure A.

b. The application for Permanent Departure to permit the relaxation of the 4.5m building lines applicable to a guest house on a Single Residential erf to 3.0m (adjacent to Erf 5155), BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015 subject to the conditions contained in Annexure A.

c. The application for Permanent Departure to permit the relaxation of the 4.5m building lines applicable to a guest house on a Single Residential erf to 4.085m (adjacent to Erf 7742), BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015 subject to the conditions contained in Annexure A.

d. The application for Permanent Departure to permit the relaxation of the 4.5m building lines applicable to a guest house on a Single Residential erf to 1.445m (adjacent to Erven 5153 and 5171), BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015 subject to the conditions contained in Annexure A.

REASONS FOR DECISION
The MPT APPROVED the application for the reasons set out in the Planner’s Report and agreed to amend reason 1:

The proposal is consistent with planning policy (including the Helderberg District Plan and Guest House policy).

Amend Annexure A:
1.1 Consent Use in order to permit a guest house, comprising of 3 guest bedrooms and 1 guest suite (consisting of 2 bedrooms) and 10 paying guests at any given time, on Erf 5154, Somerset West, in accordance with Drawing No “Reinchenberg’ dated 25/07/2018
