<h2 class="sectHeading">Current valuations</h2><h4>Supplementary Valuation Roll to GV2022 (SV03/GV2022)</h4><p>Properties which have undergone changes, have been included on the GV2022 Revaluation Register, or have been omitted from the GV2022 Roll are currently being valued in the SV03/GV2022. </p><h2 class="sectHeading">Current reviews<br></h2><p>Notices will be posted to properties included in the SV03/GV2022 roll to advise about the new valuation and about the process to dispute the valuation by submitting a review form. </p><p> If you disagree with the valuation as indicated on the notice, you will need to email

<h4>General Valuation Roll for 2025 (GV2025) </h4>

<i class="info note"></i> </div><div class="desc"><h4>UPCOMING GV2025 VALUATION ROLL</h4><p>The City is currently valuing properties for the 2025 General Valuation Roll. Objection and viewing of the GV2025 roll will commence on the 20 February 2026.</p></div></div></span>
<p>The date of valuation for the GV2025 is 1 July 2025. </p>
<p>The results of the GV2025, including the new municipal rates payable by property owners, will be implemented on 1 July 2026. </p>
<p>If you disagree with the GV2025 valuation for your property, you will be afforded an opportunity to submit an objection during the GV2025 objection period, which will commence on the 20 February 2026. </p>

<i class="info note"></i> </div><div class="desc"><h4>SV03/GV2022 DISPUTES</h4><p> Only selected properties are being valued on the SV03/GV2022 Roll.

<br> You will be able to submit an OBJECTION in July 2026 if you disagree with your valuation on the SV03/GV2022 roll.

<strong></strong> </p><h2 class="sectHeading" style="color:#424242;">Status of outstanding disputes </h2>

<i class="info note"></i> </div><div class="desc"><h4>Please note</h4><p> All GV2018-related valuation rolls have been completed, and the objection periods for these rolls are closed. Objections against GV2018-related valuations are no longer being accepted. </p></div></div></span>
<p>Our valuers are working to resolve all the last remaining legislated disputes received against the GV2018 and GV2022 rolls.
</p><p>Property owners with outstanding disputes are urged to continue paying rates as indicated on their municipal accounts until the disputes are resolved, and will be notified in writing of the dispute decisions, and whether any follow up dispute processes are available to them. </p><p>The dispute decision value will be implemented on the municipal account, and backdated to the effective date indicated on the original valuation notice. The municipal account will be recalculated in line with the dispute decision.
</p><p>Following the update of the dispute decision valuation on your municipal account, all outstanding balances will become payable.

<h2 class="sectHeading">Property rates ratios and relief measures<br></h2><p>Council approved the rates ratios and relief measures on 26 June 2025 as contained in the new
<a href="https://resource.capetown.gov.za/documentcentre/Documents/Bylaws%20and%20policies/Rates%20Policy.pdf" target="_blank">Rates Policy</a>, effective 1 July 2025.<br></p><h4>The new measures include:<br></h4><ul><li></li><li>In addition to the R15 000 rebate to all residential properties, the granting of a further reduction of R435 000 on residential property valuations to the value of R7 million and lower, before applying the rate-in-the-rand; </li><li>The qualifying limit for a rates rebate for property owners dependant on pension and social grants for their livelihood is ≤ R27 000 of the household income per month.<br></li></ul><p>A rates calculator is available to determine the likely rates liability on the GV2022 valuations and can be accessed by entering your address or erf number on the
