UNANIMOUSLY RESOLVED that:
a. The application for the relaxation of the 4.5m street building line (along Aster Street) to 0m to allow for the proposed carport in accordance with Building Plan No. 5203/08/2018 – REV00 Dated September 2018 BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015
b. The application for the relaxation of the 3m common building line (adjacent to erf 5205, 506 & 5205) to 1.2m to allow for the proposed new second dwelling (57.84sqm) in accordance with Building Plan No. 5203/08/2018 – REV00 dated September 2018 BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015
c. The application for the relaxation of the permissible 1.5m distance applicable to windows to 1.2m to allow for the proposed new second dwelling windows in accordance with Building Plan No. 5203/08/2018 – REV00 dated September 2018 BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015
REASONS FOR DECISION
The MPT APPROVED the application for the reasons set out in the Planner’s Report and agreed to add:
6.1.6 The impact on privacy and overlooking of abutting properties is minimized by existing vegetation, difference in levels of buildings and the distance of affected dwellings from common boundaries.
