UNANIMOUSLY RESOLVED that:
a. The application for the Rezoning of the proposed consolidated erf from Single Residential Zone 1 to General Residential Subzone 1 in accordance with Drawing No 03-10-001 dated 17/08/2018, BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015 subject to the conditions contained in Annexure A.
b. The application for Permanent Departure to permit a density of 41 dwelling units per hectare in lieu of the specified density of 35 dwelling units per hectare, BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015 subject to the conditions contained in Annexure A.
c. The application for Permanent Departure to permit the relaxation of the 5.0m street building line at the intersection of Drama Street, Hillcrest Road and Gordon Road to 3m for proposed units 8 and 9, BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015.
d. The application for Permanent Departure to permit the relaxation of the 5.0m street building line on Drama Street, to 4.6m for proposed units 10 and 11, BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015.
e. The application for Permanent Departure to permit the relaxation of the 5.0m street building line on Gordon Road to 4.5m for proposed units 4 to 7, BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015.
f. The application for approval of Site Development Plan No. 03-10-001 dated 17/08/2018, BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015.
REASONS FOR DECISION
The MPT APPROVED the application for the reasons set out in the Planner’s Report and agreed to amend as follows:
6.1.6 The development is not deemed to have a negative impact on the residential amenity of the surrounding properties.
6.1.10 It is not expected that the proposal will impact negatively on any neighbouring property rights.
