UNANIMOUSLY RESOLVED that:
a. The consent to permit a service station on erf 5940, Parklands, Milnerton BE APPROVED as set out in Annexure A in terms of Section 98(b)(iii) of the Municipal Planning By-Law, 2015, subject to the conditions contained in Annexure A.

b. The City approval to allow for development within the Koeberg Density Overlay Zone BE APPROVED for erf 5940, Parklands, Milnerton as set out in Annexure A in terms of Section 98(b)(iii) of the Municipal Planning By-Law, 2015, subject to the conditions contained in Annexure A

REASONS FOR DECISION
The MPT APPROVED the application for the reasons set out in the Planner’s Report.

Ament Annexure A:
2.2 The delivery of fuel should only occur during daylight hours between sunrise and sunset on week days only

2.4 The landscaping plan shall be implemented by and at the cost of the developer, in accordance with the approved landscape plan, within the first winter rainfall cycle following the issuing of the occupancy certificate. However; if an alternative water source is available for irrigation purposes, the landscaping shall be implemented prior to the issuing of an occupancy certificate.

Add to Annexure A:
The site development plan shall be submitted to the Authorizing Official for approval, which shall take cognizance of the aesthetic treatment of the interface with respect to the adjacent residential development. Consideration must be given to the fact that the proposed external lighting shall be confined to the dispensary forecourt, commercial outlets and only essential areas, and the proposed lights shall be low-level (where possible) and fitted with reflectors to avoid light spillage. Lights will be fixed to the proposed buildings and walls in order to avoid unnecessary masts and visual clutter.

The buildings on the residential interface shall be modulated to provide a scale that will be sympathetic to the surrounding residential developments
