RESOLVED
 
It is recommended that the lease of City land, being a portions of Erven 52882,
52883 and 52884-RE Cape Town, situated at 41 to 49, 53 and 63 Imam Haron
Road, Claremont: shown hatched on the attached aerial photograph marked
“annexure A”, in extent approximately 357m², 192m² and 185m², to U-Turn be
approved subject to inter alia the following conditions:
a) A tariff rental of R1 326.00 per annum inclusive of VAT and exclusive of
services per property be charged per unit (total of 3 units). Rates is not
applicable;
b) The rental will be adjusted annually in terms of the rental tariff structure as
approved by Council;
c) The lease will endure for a period of three years;
d) The properties to be used for retail social enterprise and transitional
accommodation purposes only;
e) The rental is exclusive of all municipal services i.e. water and electricity;
f) Subject to such further conditions to be imposed by the Director: Property
Transactions in terms of his delegated authority;
g) Subject to compliance with any other statutory requirements;
h) No compensation will be payable for any improvements made to the property;
i) The proposed lessee is to ensure that the necessary land use permissions, if
applicable, are in place for the duration of the lease period.
