RESOLVED TO RECOMMEND |
That the lease of a portion of City Owned Land and Building, Erf 338 Bellville, situated off Jip De Jager Drive, Welgemoed, Bellville shown hatched and lettered ABCDE on plan 130008359v1 marked Annexure A, in extent approximately 5 295m², to Welgemoed Primary School – School Governing Body, owners of the adjacent Erf 339 Bellville or their successor in title, be approved subject, to inter alia the following conditions, that:

A market rental of R17 500 per month (excluding rates and VAT) calculated at the rate applicable at the time of transaction be payable;

The monthly rental is to be adjusted on the basis of 6% per annum compounded annually commencing from 2022-04-01;

The lease term is for a period of ten (10) years. The rental is to be reviewed after a period of five (5) years;
-
The above rental is to be effective and payable as from 2022-04-01.
e) The property be used for indoor sports facility/gymnasium, storage and residence for caretaker purposes only;

Subject to such further conditions imposed by the Director: Property Management in terms of her delegated authority;
g) Subject to compliance with any other statutory requirements;
h) No compensation will be payable for any improvement made to the property;
FURTHER RECOMMENDED
i) That the school ensures proper controls at the access gate(s).
