RESOLVED TO RECOMMEND
 
Subcouncil 20 supports the recommendation that the lease of Portion of Public Street, being Erf 107207 Cape Town situated off Haldene Road, Rondebosch, shown hatched and lettered ABCDEF on the attached sketch STC 3130v1 marked annexure A, in extent approximately 95m², to St Paul’s Share Block (Pty) Ltd, owners of remainder Erf 45766 or their successors in title, be approved subject to inter alia the following Conditions:
 
  1. A market rental of R1 350.00 per month inclusive of rates and excluding VAT calculated per month for a period of 10 years, the rental to be reviewed after five years.
 
  1. The monthly rental to be adjusted on the basis of 8% per annum compounded annually on a pro rata basis commencing from 01 February 2020 until 31 March 2020. The escalated rental will then escalate at 6% per annum from 1 April 2020;
 
  1. The lease will endure for a period of ten years;
 
  1. The property to be used for parking and security purposes only;
 
  1. Subject to such further Conditions to be imposed by the Director: Property Management in terms of her delegated authority;
 
  1. Subject to compliance with any other statutory requirements;
 
  1. No compensation will be payable for any improvement made t to the property.
