RESOLVED TO RECOMMEND
 
Subcouncil 20 supports to recommend that the lease of Erf 78723 Diep River, situated at 120 Main Road, Cape Town, shown hatched on the attached aerial photograph marked Annexure A, in extent approximately 499m² , to Mr and Mrs Douman, be approved subject to inter alia the following Conditions:
 

1. A market-related rental of R8 800 per month, inclusive of rates and excluding VAT where applicable, be payable.

2. The rental will escalate at 8% per annum.

3. The lease will endure for a period of three years.

4. The property to be used for residential purposes only.

5. The rental is exclusive of all municipal services i.e water and electricity.

6. Subject to such further Conditions to be imposed by the Director:  Property Management in terms of her delegated authority.

7. Subject to compliance with any other statutory requirements.

8. No compensation will be payable for any improvements made to the property.

1. The lessee is to ensure that the necessary land use permissions, if applicable, are in place for the duration of the lease period.

10. Subcouncil 20 endorses that when Property Management signs leases, the lessees should sign debit orders to eliminate accounts falling into arrear.

11. Subcouncil 20 supports that a report containing all rented City-owned property administered by Property Management be submitted to the Subcouncil for noting.
