RESOLVED TO RECOMMEND
 
Subcouncil 20 supports the recommendation that the lease of portion of City Land, being Erven 73937 and 74097 Cape Town, situated at Bardia Road, Plumstead, shown hatched and lettered ABCD on the attached Plan LT 1422v1, marked annexure A, in extent approximately 464m² and 621m² respectively, to Lorna Martin and Elaine Rousseau, owners of Erf 69983 Cape Town, or their successors in title, be approved subject to inter alia the following Conditions, that:
 

  1. A market rental of R4 200 per month inclusive of rates and excluding VAT calculated at the rate applicable at the time of transaction be payable.
 
  1. The rental will escalate at 8% per annum.
 
  1. The monthly rental is to be adjusted on the basis of 8% per annum compounded annually commencing six months from the date of the valuation, ie 2018-12-01.
 
  1. The lease will endure for a period of ten years with the rental to be reviewed after five years;
 
  1. The property be used for parking and security purposes and will be limited to ten parking bays only.
 
  1. Any alterations or deviations to electricity services necessary as a consequence of the proposal, or requested by the applicant will be carried out at the applicant’s cost.
 
  1. No structures other than boundary fencing will be permitted in the lease area;
 
  1. Electrical infrastructure may exist on the property or in its vicinity.  A wayleave shall be obtained from the Electricity Generation and Distribution Department before any excavation work may commence.  In this regard please contact the Drawing and Record Centre Office South on 021 763-5650.
 
  1. Telkom Services are shown to exist and should any alterations or relocation of the infrastructure be required, such work will be done at the request and cost of the applicant.
 
  1. Subject to such further Conditions to be imposed by the Director:  Property Management in terms of her delegated authority.
 
  1. Subject to compliance with any other statutory requirements.
 
  • No compensation will be payable for any improvement made to the property.
