 Gerda Du Plessis was present for the item.
                                       
It is recommended that the lease of a portion of Erf 572 Kraaifontein, situated at Wapnick Street, Peerless Park West, Kraaifontein, shown by the figure lettered ABCD on the attached Plan No TA 644v0 attached as Annexure A, in extent 218m2, to Jefhta William Williams and Margaret June Williams (nee Wessels) or their successors in title, be approved, subject to inter alia the following conditions:

  1. A market related rental of R1 250 per month, inclusive of rates and exclusive of VAT, be payable;
     
  2. The rental is to be adjusted on the basis of 8% per annum compounded annually commencing two months from date of valuation. Accordingly, the above rental is effective and payable as from 2018-10-01;
  3. The lease will endure for a period of ten years;
  4. The property may be used for playschool purposes only;
  5. Subject to such further conditions to be imposes by the Director: Property Management in terms of her delegated authority;
  6. Subject to compliance with any other statutory requirements;
  7. No compensation will be payable for any improvement made to the property;
  8. Building plans must be submitted for consideration and be formally approved for all structures, or structural changes that was performed without formal approval;
  9. Building plans must be submitted for consideration and e formally approved prior to the erection of any new structure or structural changes which may take place.
  10. No structures may be demolished prior to obtaining formal approval for the local authority;
  11. The approval to such the lease area as paly area should not be construed as approval of the operation of the playschool in its current form as the prescribed legislative requirements for use as a playschool must be complied with;
  12. No agreement will be concluded with the applicants until a valid tax clearance certificate has been submitted by the applicants.
