RESOLVED UNANIMOUSLY that:

a. The application in respect of Erf 6379, Bellville for consent use to permit the operation of a 10-bedroom guest house, BE APPROVED in terms of Section 98(b) of the Municipal Planning By-law, 2015, subject to the conditions contained in Annexure A.

b. The application in respect of Erf 6379, Bellville for a permanent departure in terms of Section 42(b) of the Municipal Planning By-law, 2015 from Item 22(d) of the Development Management Scheme (DMS) to permit the proposed additions (bedrooms) to be 2.655m in lieu of 3m (north eastern common boundary) BE APPROVED in terms of Section 98(b) of the Municipal Planning By-law, 2015, subject to the conditions contained in Annexure A.

c. The application in respect of Erf 6379, Bellville for a permanent departure in terms of Section 42(b) of the Municipal Planning By-law, 2015 from Item 22(d) of the Development Management Scheme (DMS) to permit the proposed en-suite to be 2.325m in lieu of 3m (south western common boundary) BE APPROVED in terms of Section 98(b) of the Municipal Planning By-law, 2015, subject to the conditions contained in Annexure A.

Additional Condition

1.9 Landscaping
. 1.9.1. That a landscaping plan be submitted for approval by the authorised official, showing vegetation on the property frontage and on the road verge in order to soften the impact on the streetscape. The approved Landscaping plan shall be implemented prior to occupation.

The MPT APPROVED the application for the reasons as set out in the planner’s report
