RESOLVED UNANIMOUSLY:

a. The application for permanent departure in respect of erf 24897, Parow to allow the proposed first storey dwelling extension to exceed the maximum permissible height of 4.0m (within 3.0 from the common boundary) to 6.897m along both the property’s northwest and southeast boundaries, BE APPROVED in terms of Section 98 of the City of Cape Town Municipal Planning By-Law, 2015, in accordance with the departure plan, attached as Annexure A.

b. The application for permanent departure in respect of erf 24897, Parow to allow the proposed window openings on the first floor to be 1.0m from the northwest and southeast common boundaries in lieu of the minimum permissible distance of 1.5m, BE APPROVED in terms of Section 98 of the City of Cape Town Municipal Planning By-Law, 2015, in accordance with the departure plan, attached as Annexure A.

REASONS FOR DECISION:
The MPT APPROVED the application for the reasons set out in the planner’s report, except reason 7.1.3 which is amended as follows:

7.1.2. The proposal will positively impact on the current streetscape, as it will result in increased building mass closer to the street, with a balcony and large windows facing the street, as opposed to the current double garage.
