RESOLVED UNANIMOUSLY:
a. The application for rezoning of erf 30561, Bellville from Community Zone (CO1) to Subdivisional Area for Single Residential (SR2) and Transport Zone (TR2) purposes, BE APPROVED in terms of Section 98(b) of the Municipal Planning By-law, 2015, subject to the conditions attached as Annexure AA.
b. The application for subdivision in respect of erf 30561, Bellville into 217 portions BE APPROVED in terms of Section 98(b) of the Municipal Planning By-law, 2015, in accordance with the subdivision plan no 6.2, dated July 2021, attached as Annexure AE, subject to the conditions attached as Annexure AA.
c. The application for permanent departure in respect of erf 30561, Bellville for the departure from the provision of 1 on-site parking bay to zero BE APPROVED in terms of Section 98(b) of the Municipal Planning By-law, 2015, subject to the conditions attached as Annexure AA.
d. The application for subdivision in respect of erf 30581, Bellville into 2 portions BE APPROVED in terms of Section 98(b) of the Municipal Planning By-law, 2015, in accordance with the subdivision plan no 6.7, dated July 2021, attached as Annexure AB Annexure D, subject to the conditions attached as Annexure AA.
e. The application for consent use in respect of Portion 1 of erf 30581, Bellville to allow for a Utility Service BE APPROVED in terms of Section 98(b) of the Municipal Planning By-law, 2015, in accordance with the subdivision plan no 6.7, dated July 2021, attached as Annexure AB Annexure D, subject to the conditions attached as Annexure AA.
ANNEXURE A
2.1.2. That all the residential properties will be developed by the current land owner/developer with formal housing units as per Site Development Plan attached as Annexure AE and as per the unit type plans attached as Annexure AF, prior to a transfer certificate being issued.

LANDSCAPING
2.1.50 That a Landscaping plan be submitted for approval by the authorised official and shall be implemented at the cost of the developer prior to of the transfer of individual units to the beneficiaries selected.
