                        UNANIMOUSLY RESOLVED that:
		 
a.	The application to amend the conditions of existing approvals for Erf 3641 Noordhoek, as set out in Annexure A, BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015, subject to the conditions in Annexure A.
b.	The application for a departure, as set out in Annexure A, for Erf 3641 Noordhoek, BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015.
c.	The application for Council’s approval, as set out in Annexure A, for Erf 3641 Noordhoek, BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015.
ANNEXURE A
That the spelling of the word “Enviromental requirement” be corrected on folio 409 and 410. 
That the word “Director: Environment Management” in the entire Annexure A be replaced with the word “Authorized official”
Condition 2.3.3 is amended as follows:
2.3.3	The approved landscaping plan shall be implemented by and maintained by the owner/developer, in accordance with the implementation plan. Implementation shall be substantially in accordance with approved landscaping plan and to the satisfaction of the Authorized official.
REASONS FOR DECISION:
The MPT APPROVED the application for the reasons set out in the Planner’s report except reasons 7.10 which is amended as follows:
7.10	The development of parking within 10m of a street boundary will not have an adverse impact on the adjacent area given additional landscaping.
