                        RESOLVED UNANIMOUSLY that:
The application for the the Subdivision of Remainder Erf 1133 Grassy Park into two (2) Single Residential 1 portions and a remainder road portion (TR2) in accordance with the plan of subdivision referenced 1133RE-Sub (Rev 2), dated August 2020, and attached hereto as Annexure C, BE APPROVED in terms of Section 98(b) of the City of Cape Town Municipal Planning By-law, subject to the conditions contained in Annexure A attached hereto.

The word “Rezoning and Departure approvals” be replaced by “Subdivision” as below: 
2.	CONDITIONS OF APPROVAL IMPOSED IN TERMS OF SECTION 100 OF THE BYLAW RELATING TO THE SUBDIVISION
Condition 3.2 is mended as follows:
3.2.	RATES CLEARANCE: Applications for rates clearance to the City Treasurer for the individual portions of the subdivision must be accompanied by the subdivision clearance certificates.
REASONS FOR DECISION:
The MPT APPROVED the application for the reasons set out in the Planner’s report, except reason 7.1.8 which is amended as follows:
7.1.8	The proposed subdivision enables a functional layout design which will benefit prospective purchasers through the provision of a quality environment as well as the local neighbourhood which will potentially benefit from the improved streetscape and added surveillance over public areas.
