Resolution details

UNANIMOUSLY RESOLVED that:
a. The application for permanent departure to permit 0 on-site parking bays in lieu of 15 on-site parking bays, for Erf 2805, Pinelands, BE APPROVED in terms of Section 98(b) of the City of Cape Town Planning By-Law, 2015, subject to the conditions contained in Annexure A, in accordance with the Site Development Plan in Annexure 3.

b. The application for departure to increase the maximum width of the carriage way crossing to 95m in lieu of 8m, for Erf 2805, Pinelands, BE APPROVED in terms of Section 98(b) of the City of Cape Town Planning By-Law, 2015, subject to the conditions contained in Annexure A, in accordance with the Site Development Plan in Annexure 3.

c. The application for departure to permit vehicles to reverse over the sidewalk, for Erf 2805, Pinelands, BE APPROVED in terms of Section 98(b) of the City of Cape Town Planning By-Law, 2015, subject to the conditions contained in Annexure A, in accordance with the Site Development Plan in Annexure 3.

REASONS FOR DECISION
The MPT APPROVED the application for the reason set out in the Planner’s Report and agreed to add reason 7.1.8 as follows:

The road is zoned TR2 which does permit parking



Amend Annexure A as follows:
1.2 Item 140( d)
Departure to increase the maximum width of the carriage way crossing to 95m in lieu of 8m

2.2 Building plans shall include a landscape plan demonstrating landscaping along the south street boundary as shown on the site development plan in Annexure 3.

2.2.1 The parking layout as shown in Annexure 3

2.2.3 The extension to the existing "drop-and-go" area along the northern portion of Protea Close.

2.4 The interventions referred to in 2.2 above shall be implemented by, and at the cost of, the applicant/owner/developer prior to utilization of the buildings

2.5 The management of traffic generated on the property shall be in accordance with Option 4 as indicated in the Traffic Impact statement dated 4 October 2018; provided that the owner may revise/update such TIS to address on-going traffic management issues at the request. and to the approval of the authorised official (in consultation with the City's TIA and Development Control department.
