UNANIMOUSLY RESOLVED that:
a. The application for the rezoning from General Residential (GR4) to General Business (GB1) for Erven 2542 and 258, Camps Bay BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015, subject to the conditions contained in Annexure A.
b. The application for permanent departures for Erven 2542 and 258, Camps Bay, set out in attached Annexure A, BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015, subject to the conditions contained in Annexure A.
c. The application for City approval for Erven 2542 and 258, Camps Bay, set out in attached Annexure A, BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015, subject to the conditions contained in Annexure A.
d. The application for the consolidation of Erven 2542 and 258, Camps Bay, BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015, subject to the conditions contained in Annexure A.
e. The application for the deletion of title deed conditions, set out in attached Annexure A, in respect of Erven 2542 and 258, Camps Bay, BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015, subject to the conditions contained in Annexure A.
REASONS FOR DECISION
The MPT APPROVED the application for the reasons set out in the Planner’s Report.
Amend Annexure A as follows:
3.3 Boundary levels shall be 3o above top of full kerb, to the satisfaction of the delegated official: Asset Management and Maintenance
Correct numbering sequence:
The second 4.2 paragraph to be renumbered to 4.3 and shall be amended as follows:
A revised SDP is to be submitted in consultation with the Urban Design Department, generally in accordance with the drawings attached in Annexure C1, provided that the revised SDP shall include a substantially revised design for the Victoria Road elevation in order to better articulate the massing, and for the Fairways Street elevation in order to introduce an active street façade at street level with suitable articulation, planting and massing to the satisfaction of the authorized official
Subsequent numbering to be corrected, ie. old 4.3 to be 4.4 etc
The 3-storey height restriction is retained on the front elevation along Victoria Street
Old 4.5 was amended to delete the word “abovementioned” SDP, and replace with ‘revised’ SDP
Add the following to the Traffic Management Plan:
The hotel shall use smaller, light delivery vehicles which will enter the site from
Van Kamp Street and offload from the basement parking
Delete 5.1.4
NOTE: The developer shall consider incorporating appropriate water and energy efficient measures in the final building design
