RESOLVED UNANIMOUSLY

a. That the application for deletion of title deed conditions, as set out in Annexure A for Erven 76522 & 76530 Cape Town at Southfield, BE APPROVED in terms of Section 98 (b) of the Municipal Planning By-Law, 2015.

b. That the application for consolidation of Erven 76522 & 76530 Cape Town at Southfield, BE APPROVED in terms of Section 98 (b) of the Municipal Planning By-Law, 2015 in accordance with consolidation plan LUM/00/76522, subject to the conditions contained in Annexure A.

c. That the application for rezoning of Erven 76522 & 76530 Cape Town at Southfield from Single Residential Zone 1 to General Residential Subzone GR2, BE APPROVED in terms of Section 98 (b) of the Municipal Planning By-Law, 2015, subject to the conditions contained in Annexure A.

d. That the application for departures, as set out in Annexure A, for Erven 76522 & 76530 Cape Town at Southfield, BE APPROVED in terms of Section 98 (b) of the Municipal Planning By-Law, 2015.

Additional Condition

2.1.4 That a Landscaping Plan be submitted for approval by an authorized official when building plans are submitted

REASONS FOR DECISION:

The MPT APPROVED the application for the reason as set out in the planner’s report, except reason 7.1.8 which is split into 7.1.8 and 7.1.9 and that 7.1.9 in the report be changed to 7.1.10 with subsequent numbering and an additional reasons 7.1.16 was added

7.1.8 There will be no negative impact on traffic.
7.1.9 The property is located in a PT1 parking area and Transit Accessible Precinct and the parking provided exceeds the requirements of the Development Management Scheme
7.1.16. The proposed consolidation is appropriate in this context
