RESOLVED UNANIMOUSLY

a. That the application for the rezoning of Remainder Erf 421 Wetton from Single Residential 1 Use Zone to General Residential 2 Use Zone BE APPROVED in terms of Section 98(b) of the City of Cape Town Municipal Planning By-law, 2015, subject to the conditions contained in Annexure A attached hereto.

b. That the application for permanent departures (as set out in Annexure A attached hereto) on Remainder Erf 421 Wetton BE APPROVED in terms of Section 98 (b) of the City of Cape Town Municipal Planning By-law, 2015 in accordance with the Plan Numbers IJ 15/45 b (Pages 1-3), dated January 2017 drawn by I Jacobs and Associates and attached hereto as Annexure C, subject to the conditions contained in Annexure A attached hereto.

Condition 2.5.4 is deleted

REASONS FOR DECISION:

The MPT APPROVED the application for the reasons set out in the Planner’s report except reason 6.1.1 which is amended as below and added an additional reason 6.1.6:

6.1.1 The rezoning of the property from Single Residential 1 Use Zone to General Residential 2 will allow for the efficient use of the property that is in line with the City’s Municipal Spatial Development Framework , the Cape Flats District Plan (2012), the Densification Policy and the City’s TOD Strategic Framework.
6.1.6 The proposal meets the desirability criteria in terms of Section 99 of the Municipal Planning by-law, 2015
