RESOLVED UNANIMOUSLY

a. That the application for rezoning of erf 23111, Kuilsrivier, from Single Residential 1 to General Residential 2, BE APPROVED in terms of Section 98(b) of the Cape Town Municipal Planning By-law, 2015,

b. That the application for permanent departure in respect of erf 23111, Kuilsrivier, BE APPROVED in order to allow for the relaxation of the common boundary building line from 5,22m to 2,8m and 2,0m on the property’s northern and western boundaries respectively, in accordance with the site layout Plan, No. “CB16/MDKR/01 (Rev 2)”, dated 23 August 2017, drawn by Carl Breytenbach Architects.

c. That the application for permanent departure in respect of erf 23111, Kuilsrivier, BE APPROVED in order to allow for the provision of 20 on-site parking bays in lieu of the required 30 bays, in accordance with the site layout Plan no. “CB16/MDKR/01 (Rev 2)”, dated 23 August 2017, drawn by Carl Breytenbach Architects.

d. The above approvals are subject to the conditions attached as annexure A.






CONDITIONS OF APPROVAL IMPOSED IN TERMS OF SECTION 100 OF THE BYLAW

Condition 2.13, 2.14, 2.19, 2.22 and 2.23 is deleted

Condition 2.28 is amended as follows:

2.28 The applicant is required to include development measures to improve energy efficiency to reduce the consumption of electricity.

REASONS FOR DECISION:

The MPT APPROVED the application for the reasons set out in the Planner’s report.
