UNANIMOUSLY RESOLVED:
a) That the application for Section 42 (a) – rezoning from Transport Zone (TR1) to General Residential Zone (GR2) in respect of Erven 8610, 8611, 8612 and 8614, Goodwood, to allow for the construction of residential flats, BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015, subject to conditions as stipulated in Annexure A.
b) That the application for Section 42 (f) - consolidation in respect of Erven 8610, 8611, 8612 and 8614, Goodwood, BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015, subject to conditions as stipulated in Annexure A.
c) That the application for Section 42 (i) - Consent Use in respect of Erven 8610, 8611, 8612 and 8614, Goodwood, to allow a utility service (mini electrical substation) on the newly created erf, BE APPROVED in terms of Section 98(b) of the Municipal Planning By-Law, 2015, subject to conditions as stipulated in Annexure A.
REASONS FOR DECISION:
1. The proposed development is considered to be in line with the principles of the Tygerberg District Plan, which encourages mixed use development in close proximity to public transport inter changes and activity routes.
2. The proposed use is seen to be desirable within its context as it ties in with the existing uses and the character of the surrounding area.
3. That the consolidated land parcel allows for more effective development of this site.
