UNANIMOUSLY RESOLVED that:

a. The application for departures as set out in Annexure A for erf 143878 Cape Town at Rondebosch IS APPROVED in terms of Section 98(b) of the Municipal Planning By-Law 2015


REASONS FOR DECISION:

1. The proposal is consistent with the character of the area and will not have a negative impact on neighbouring properties
2. The architectural style of the extensions fits in well with the existing building
3. The wide verge and existing mature tree on Marsh road will mitigate the impact
4. The proposal is desirable and does not impact on existing rights
5. On a property of less than 650m2 (as is the case in this instance), a building can be erected 0m from a common boundary for a distance of 12m from the street to a height of 10m. this would have a far greater impact on the neighbouring property compared to the existing garage
6. Only the ground storey requires a setback from the street
