Resolution details

UNANIMOUSLY RESOLVED that:

a) The application for Council approval to permit building work in a
Heritage Protection Overlay Zone, for ERf 2163, Pine Road, Green Point IS APPROVED in terms of Section 98 of the Cape Town Municipal Planning Bylaw, 2015.

b) The application for departures for Erf 2163, Pine Road, Green Point, as
set out in attached Annexure A, IS APPROVED in terms of Section 98 of the Cape Town Municipal Planning Bylaw, 2015.

CONDITION TO BE ADDED:
When building plans are submitted it must accompany a base level certificate from a registered land surveyor

REASONS FOR DECISION

1. The proposal complies with the minimum threshold requirements set out in
Section 99(1) of the Cape Town Municipal Planning By Law. All relevant considerations set out in Section 99(2) of the said By Law have been considered in the evaluation and the proposal is considered to be desirable in terms of Section 99(3) of the said By law.
2. The proposed second storey addition has been appropriately set back from
the street to mitigate visual impacts of height and to reduce the visibility of the addition from the street.
3. No adverse impacts on neighbouring properties is anticipated.
4. The proposal is compatible with the heritage character of the built
environment and the City’s Environmental and Heritage Resource Management Branch has offered no objection to the proposal.
5. The existing mature surrounding vegetation and proposed rooftop planting
will soften visual impacts.
