PROPOSED LEASE OF CITY LAND, BEING A PORTION OF ERF 67122 CAPE TOWN SITUATED AT UNIT 4, VALPARAZIO, WILSON ROAD, WYNBERG: JOSEPH JAMES JACOBS (STAFF MEMBER)
Cllr Langenhoven stated that he supported the recommendation of the report.
The Subcouncil RESOLVED that:
It be recommended that the lease of City Land, being a portion of Erf 67122 Cape
Town situated at Unit 4, Valparazio, 35 Wilson Road, Wynberg shown on the
aerial photograph marked Annexure A, in extent approximately ±73m² and ±
21m² to Joseph James Jacobs, be approved subject to inter alia the following
conditions, that:
a) A market rental of R7200.00 per month, inclusive of rates and exclusive of
VAT, compounding with effect from 1 January 2023 be payable;
b) The rental will escalate at 6% per annum;
c) The lease will endure for a period of three years;
d) The property be used for residential purposes only;
e) Subject to such further conditions to be imposed by the Director: Property
Management in terms of his delegated authority;
f) Subject to compliance with any other statutory requirements;
g) No compensation will be payable for any improvement made to the property;
h) The lessee is to ensure that the necessary land use permissions, if applicable,
are in place for the duration of the lease period. |
