Resolution details

RESOLVED UNANIMOUSLY that:

a. The application for the consolidation of erven 25591 and 25592, Goodwood BE APPROVED in terms of Section 98(b) of the Municipal Planning By-law, 2015, subject to the conditions attached as Annexure A.

b. The application for the rezoning of the consolidated erven 25591 and 25592, Goodwood from Community Zone I and Open Space 2 to Subdivisional Area, for Single Residential Zone 2, Open Space Zone 2, 1 Utility Zone and Transport Zone 2 purposes BE APPROVED in terms of Section 98(b) of the Municipal Planning By-law, 2015, subject to the conditions attached as Annexure A.

c. The application for subdivision of the consolidated erven 25591 and 25592, Goodwood into 156 Single Residential Zone 2 erven, 2 Open Space Zone 2 erven, 1 Utility Zone and a Transport Zone 2 erf BE APPROVED in terms of Section 98(b) of the Municipal Planning By-law, 2015, attached as Annexure C, subject to the conditions attached as Annexure A.
Amended Condition
2.1.24. That a Landscaping Plan, prepared by a registered Landscaping Architect, be submitted for the development area to the Land Use Management Section. The Landscaping Plan shall inter alia address the following:
• Planting of trees along the periphery of the development area and in road reserves.
• Indication of fencing and playground equipment for open spaces.
• landscaping details including equipment, furniture, tree species and size, implementation and maintenance. This includes the landscaping of the 2 open spaces.
Note: It is recommended that the Environmental and Heritage Management Department be consulted with regarding the details of the landscaping plan prior to submission thereof to Land Use Management.
Additional Condition
That the provision of electricity services shall be undertaken by the developer and at the cost of the developer to the standards and requirements by the electricity service provider prior to the issuing of transfer certificate

The MPT APPROVED the application for the reasons in the Planner’s report
